Inside Smart Search and Lead Finder, you’ll see icons that represent the type of property or owner you are viewing. These Distress Signals are designed to help you quickly identify property characteristics, ownership details, and potential motivation for sellers.
Often, you’ll see multiple icons stacked on the same property—giving you a clear snapshot of different factors at play.
Property & Owner Icons
Absentee Owner
The property owner does not live in the subject property. Their mailing address is different from the property address. Absentee owners are strong leads because they often face the challenges of tenants or managing vacant homes.
Private Lender
Identifies individuals or companies that have acted as private lenders in past transactions.
Tired Landlord
An absentee owner who purchased the property more than 15 years ago. Long ownership plus absentee status often means deferred maintenance or tenant fatigue.
Trust Owned
The property is owned by a trust.
Owner Occupied
The mailing address matches the property address, meaning the owner lives in the home.
High Equity
The property has more than 30% estimated equity.
Active Buyer
Indicates a buyer who purchased a property within the last 6 months.
Distant Landlord
An absentee owner whose mailing address is in another state. These out-of-state owners often face additional challenges maintaining the property remotely.
Corporate Owned
The property is owned by a corporation—helpful for identifying potential bulk buyers.
Cash Buyer
A buyer who purchased a property with cash within the last 6 months.
Vacant Property
The property is not being lived in by the owner or used as a mailing address. Vacant houses are strong leads since they typically generate no rental income.
Zombie Property
Owner-occupied but currently vacant. Often linked to transitions such as foreclosure or relocation.
