The Lead Finder tool in FreedomSoft allows you to quickly build targeted on-market and off-market motivated seller lists nationwide with just a few clicks. Whether you’re focusing on tired landlords, high-equity owners, or expired listings, Lead Finder helps streamline list-building to fuel your marketing campaigns.
If you’d like to first identify the top ZIP codes for investor activity in your market, use the Zip Finder tool to narrow your focus geographically before building your lists with Lead Finder.
Using Lead Finder:
Step 1: Navigate to Lead Finder
Go to the Tools tab and click Lead Finder.
Default selections will show Seller Leads and Houses. You can also explore options for Buyers Lists or Land Lists in FreedomSoft.

Step 2: Choose Your Market

Select the State from the drop-down menu.

Then choose either City, Zip Codes (up to 10 at a time, separated by commas), or an entire County.
Step 3: Use Quick Search Icons
Lead Finder offers pre-set search shortcuts:

All Properties + Absentee Owned → Tired Landlord, High Equity, Distant Landlord, Vacant Property, Pre-Foreclosure.

All Properties + Owner Occupied → High Equity, Zombie Property, Pre-Foreclosure.

MLS + Active → Active Listing, Aged Listing, Vacant Property, Price Drop, Coming Soon, Investor Special, Back on Market.

MLS + Inactive → Expired, Cancelled, Withdrawn Listings.
-
MLS + Sold → Sold Listings.
-
Build From Scratch → Start with a blank search.
Click the right arrow in the toolbar to proceed.
Step 4: Apply Advanced Filters
The next screen lets you refine your list with additional filters:

Property Status
-
Listing Filters (Active/Inactive criteria)

Ownership Type (Individual, Trust, LLC, etc.)

Financial Filters (Last Sale Date, Price, Tax Value)

Property Type (Single Family, Duplex, Triplex, Quadplex, Condo, Townhome)

Property Filters (Bedrooms, Bathrooms, Year Built, Square Footage, Lot Size, Stories)
- The LISTING FILTERS section gives you additional filters for listed properties based on the Active or Inactive selections.
- The OWNERSHIP TYPE section allows you to include or exclude the 4 types of owners from your list. Be default, all 4 types will be set to "No Preference".
- The FINANCIAL FILTERS section allows you to add in custom filters for Last Sale Date, Last Sale Price and Tax Value.
- The PROPERTY TYPE section allows you to pick from Single Family, Duplex, Triplex, Quadplex, Condos and Townhomes. Single Family Residential is the default setting in this section.
- The PROPERTY FILTERS section allows you to narrow down your lists using Bedrooms, Bathrooms, Year Built, Square Feet, Lot Size and Stories filters.
Step 5: Run the Search

Click the blue circle icon to run your search.

Results display 250 records per page.

Adjust filters anytime using the Return to Search button.
Step 6: Build Your List

Select This Page or All Pages of results.

Click Add to Lead List.

Choose to add records to an existing list or create a new list.
If creating a new list:

Enter a List Name and click Create List.

Set up Workflow Automations and List Permissions as needed.
FreedomSoft will move selected leads to your new list within seconds (longer for very large lists).
Step 7: Access Your Lists

Go to the Leads tab > My Lists to access your saved lists.

Data Freshness: Lead Finder updates records every 24 hours.

No Duplicates: Each property address has a unique identifier.

Direct Mail: Use FreedomSoft’s MailNow Direct Mail system to market directly to your new lists.

Skip Tracing & Cold Calling: FreedomSoft includes a built-in Skip Tracing tool for advanced outreach.
