Why Use Lead Finder for On-Market MLS Lists?
With FreedomSoft’s Lead Finder, you can instantly build on-market MLS lead lists using nationwide data. This lets you target active, inactive, and sold listings in just a few clicks—helping you identify motivated sellers and build focused lead lists faster.
Follow the simple instructions below.
Note that if you would first like to identify the top zip codes for investor activity in your market, you can use the Zip Finder tool first to geographically target, and then use Lead Finder to build your list inside the targeted zip codes.

Step 1: Access Lead Finder:
1) Navigate to the Tools tab, and click Lead Finder.
Step 2: Choose Locations (City, Zip, County):
2) The default selections will be for Seller Leads and Houses.
Select the state from the drop down and then either the City or Zip Codes you would like to target OR you can select an entire county using the bottom drop down.
Note - if you enter zip codes, you can enter up to 10 at a time and no spaces are needed between them, just a comma. For example; 11111,22222,33333,44444, etc...
Step 3: Use Quick Search Icons
3) Use the Quick Search icons that make list building a cinch. These icons make it easy to build on-market lists directly from MLS data.
Search MLS + Active will show Active Listing, Aged Listing, Vacant Property, Price Drop, Coming Soon, Investor Special and Back On Market icons.
Search MLS + Inactive will show Expired Listing, Cancelled Listing and Withdrawn Listing icons.
Search MLS + Sold will show the Sold Listing icon.
Once your desired selections have been made, click the right arrow in the gray tool bar to advance to the next step.
Step 4: Apply Additional Filters
4) The next screen will allow you to add additional filters to your previous selections.
Note the top PROPERTY STATUS section and then also the 5 sections titled LISTING FILTERS, OWNERSHIP TYPE, FINANCIAL FILTERS, PROPERTY TYPE AND PROPERTY FILTERS that can be clicked on and opened up.
- The LISTING FILTERS section gives you additional filters for listed properties based on the Active or Inactive selections.
- The OWNERSHIP TYPE section allows you to include or exclude the 4 types of owners from your list. By default, all 4 types will be set to "No Preference".
- The FINANCIAL FILTERS section allows you to add in custom filters for Last Sale Date, Last Sale Price and Tax Value.
- The PROPERTY TYPE section allows you to pick from Single Family, Duplex, Triplex, Quadplex, Condos and Townhomes. Single Family Residential is the default setting in this section.
- The PROPERTY FILTERS section allows you to narrow down your lists using Bedrooms, Bathrooms, Year Built, Square Feet, Lot Size and Stories filters.
Once you have the criteria entered that you want, click the blue circle icon to run the search.
Your search results will be displayed 250 records per page.
If you would like to add or remove filters from your search, click the gray Return to Search button.
Step 5: Select and Save Your Leads
5) To select the results of your search and build the list, use the This Page or All Pages buttons to select the records you want and then click the blue Add to Lead List button.
You will have the option to add these records to an existing list that you have already created or you can create a new list.
If you choose to create a new list, the following setup options will be available to you.
- Every list must be named before it can be saved by clicking the blue Create List button.

Once the list has been created, FreedomSoft will start to move the selected leads over to that list. This process typically just takes a second or two but can take longer based on how many records you are moving over.
Once complete, you can find the list in your account by clicking on My Lists in the Leads tab.
Step 6: Manage Agents and Listings
6) When you click into an MLS record, you'll notice that the listing agent will be the primary contact and the owner of record will be the secondary contact which is by design. Each MLS record automatically links to the Listing Agent as the primary contact. This ensures you can quickly follow up with the agent representing the property.
You'll also see that the Listing Agent has been linked to each record in your list as a new Contact.
Each Listing Agent will also be added to the Contacts tab in your account.
Click into the Agent's record in the Contacts tab and you can see their current listings.
Listing info details are also pulled into the Listing Info section of each record in the list.
Please Note:
- We update the records for Lead Finder every 24 hours which means the data in FreedomSoft is as up to date as you can find anywhere.
- Lead Finder WILL NOT create duplicates in your account. Every address has a unique identifier in FreedomSoft, which prevents duplicate records from being created
