Why Does My Property Not Have Any Comps?
We get our comp data from one of the top data providers in the space and they go direct to county records. The advantage of getting the data from county records as opposed to the MLS is that it includes all sold data… not just properties listed on the MLS.
Our advice is to use multiple sources (FreedomSoft, Zillow and MLS if you have access) to get a picture of what is going on in a particular location.
While most information concerning property transactions is available for public access, some states (or counties within states) consider the sale value to be private and confidential information. These are called Non-Disclosure states.
So, which states are non-disclosure states?
